FAQs
Buying a home builds long-term wealth by turning your monthly payments into equity rather than rent. It offers stability, control over your living space, and potential tax benefits. Homeownership can also provide the freedom to customize your property. Over time, a home can appreciate in value, making it a valuable investment for your future.
The home buying process starts with getting pre-approved by a lender to determine your budget. Next, we’ll work to find and tour homes that fit your needs. Once you find the right home, you submit an offer. If accepted, you’ll schedule a home inspection and your lender will order an appraisal. After that, you finalize your mortgage by submitting financial documents. Finally, you close the deal by signing paperwork, paying closing costs, and receiving the keys to your new home.
Hiring a property manager saves time, reduces stress, and helps maximize rental income. We handle tenant screening, rent collection, maintenance, and legal compliance—ensuring your property runs smoothly and profitably. With professional marketing, quick tenant turnover, and access to reliable vendors, we help reduce vacancies and protect your investment. Plus, they provide detailed financial reports to keep you organized and informed.
ADU construction time is dependent on different factors such as the size of the ADU and the type of ADU being built. If you are converting an existing garage space or room into an ADU, the project can take between 3 to 6 months. If you are building a new ADU from the ground up the process can take longer and last up to 9 months to fully complete.
An ADU offers homeowners the opportunity to create a rental unit on their property to generate passive income. It allows you to take advantage of your current lot and maximize its use. In addition to potential revenue from rental income, an ADU can be used for a number of other things, including an office, a guest house, greenhouses, music studios, home gyms, hobby rooms, or homes for.
There are three main types of Accessory Dwelling Units (ADUs): new ADU structures, Junior ADUs (JADUs), and converted garages.
Garage conversions are often the most cost-effective option, as they utilize an existing structure, reducing construction costs. However, garage conversions are usually limited in square footage. These spaces can be turned into studio or one-bedroom units, and homeowners may choose to add onto the garage to increase living space and convert the entire structure into a full ADU.
Junior ADUs (JADUs) are smaller, more affordable units—typically up to 500 square feet—that are created by repurposing a portion of the existing home, such as a spare bedroom or section of the garage. JADUs must have a separate entrance and include a basic kitchen, though they may share a bathroom with the main house. JADUs are ideal for extended family, caregivers, or rental income, and often require less permitting and lower development costs than full ADUs.
New ADU structures, on the other hand, offer the most flexibility in terms of design and size. These units can be attached to the primary residence or completely detached and located elsewhere on the lot. New constructions can be built single- or multi-story and are ideal for homeowners seeking larger, self-contained living spaces that meet specific layout or lifestyle needs.
The ADU needs to have four secure walls, meaning that if you are converting a garage the original garage door will need to be replaced with a wall. There are also several interior components that are needed in order for the ADU to be livable, including interior walls, flooring, a bathroom, a kitchen, windows, doors, electrical work, plumbing, HVAC, insulation, sewer lines, and any additional interior features.
The process begins when the homeowner contacts us via phone or email, both available under the "Contact Us" tab. Once connected, we schedule a site visit to assess the property and any existing structures. Based on this evaluation, we provide initial estimates and a projected timeline for the project. If the homeowner decides to move forward, an architect is brought in to create detailed plans. After the homeowner approves the design, we submit the plans to the appropriate city or county permitting office. Once the plans are fully approved, they become the homeowner’s property. They then have up to one year to break ground and begin construction from the date the plans were approved.
